Tanner Terrace is a new build multi-family development. It includes ten units across three floors. Development encountered surprises and challenges that threatened the project timeline and budget. Our team implemented time and cost-saving solutions to keep the project on track.

Scope of Work

Tanner Terrace provides much-needed affordable housing support for Indigenous families. The project is jointly owned and driven by Vernon Native Housing Society and BC Housing.

This three storey wood-frame development includes ten housing units and surface parking.

Challenges and Changes

Challenges began soon after Scuka Construction crews broke ground. We discovered that the soil was unsuitable for the planned building. Clay soil and natural underground springs went undetected by the client and their consultants. Significant changes to the excavation and backfill operations became necessary.

We installed a complex drainage system to address the underground springs. Our crew imported and compacted soil to improve soil quality. Additionally, we installed a sump barrel to redirect water from the site. This remains in place, allowing the client to monitor water levels.

After settling issues with soil and drainage, our team found cost and quality issues in the building’s design. We took over, proposing new layouts and finishes that reduced the project’s cost.

These cost savings mitigated the expense of required drainage and soil improvements. Despite significant site upgrade costs, the project price increased by only $138,000.
