The Nissen Crossing project was one of those kinds of development, but also one that demanded special attention to pre-construction planning and on-site adaptability and flexibility.

The Nissen Crossing Scope of Work

Nissen Crossing was a vital community housing project designed to provide safe, comfortable homes to 78 local families. The three-storey development featured prefabricated wood framing built atop a new concrete underground parkade.

The project featured several cutting-edge materials and products, like the “bulletproof” exterior walkway coatings that will provide a safe and durable surface for many years.

Challenges and Changes

As is often the case with ambitious projects like Nissen Crossing, there were several challenges and changes to be overcome during the course of construction.

Early concrete placing labour shortages forced our team to find and hire specialist crews as quickly as possible to ensure that this critical phase of construction was completed on time. Shortly after that, last-minute design changes by the architect and design team delayed progress on the main floor.

Changes to the main floor design required careful planning and execution of the work to ensure timelines were met and resulted in a total of $150,000 in design and engineering changes. Our team worked with the design team to accelerate progress elsewhere while we waited for the final decisions.

Despite these and other design and specification alterations, our team of construction support specialists was able to absorb delays by rescheduling production and keep the project moving forward to successful completion. Some team members even worked during the holiday break to help keep construction on schedule.

Important Addition to the Community

The Nissen Crossing housing project was certainly a challenge, but one that our team was able to take in their stride. As a seasoned construction management company that often undertakes multi-family development consulting, we collaborated with the design team to develop solutions during the project without breaking stride or creating unnecessary standing time.

This project delivered safe, comfortable new homes for dozens of local people in the area, and it’s still one that Scuka Construction is immensely proud to put our name on.
